SCB WEALTH delves into future real estate trends, focusing on leveraging assets and laying the foundation for wealth for future generations.

SCB WEALTH organized the seminar “A Private Dialogue Decoding 2026: Property & Legacy” for SCB PRIVATE BANKING clients, sharing insights into the real estate market in 2569, entering an era of selective growth. The seminar highlighted investment opportunities in logistics and data centers, along with strategies for structuring asset ownership, managing taxes, managing inheritance, and increasing liquidity through property-backed loans to create sustainable wealth for generations.
July 7, 2569 Mr. Anawil Jiamprasert, Head of Research & Consultancy, JLL Thailand Real estate experts have analyzed the overall real estate market in the coming period, which is entering an era of "selective growth." They believe that real estate investment going forward will not be driven by overall market growth as in the past, but rather investors will need to focus on selecting assets with the potential to maintain and create added value in the long term.
One real estate sector gaining increasing attention is the industrial and logistics sector, driven by the relocation of manufacturing bases, the growth of e-commerce, and national infrastructure investment. Meanwhile, data centers are emerging as strategic assets benefiting from the expansion of the digital economy, AI, and cloud computing, which are key drivers of the global economy in the coming decade.
Dr. Niti Nueangchamnong, Head of Wealth Planning and Family Office, Siam Commercial Bank. This presentation outlines the concept of structuring family asset ownership and wealth transfer through various tools such as establishing a property holding company, creating a family constitution, estate planning, and drafting wills. These are crucial mechanisms for ensuring the continuity of asset management for future generations, thereby minimizing potential family conflicts and enabling the efficient transfer of wealth in accordance with the owner's wishes.
Dr. Niti stated that for families owning a significant amount of real estate, advance planning is not just about asset transfer, but also includes defining the ownership structure, assigning roles to heirs, and preparing for potential future tax liabilities. This ensures that assets can generate value and be passed on sustainably from generation to generation.
Ms. Jiranun Chungcharoenchaisak, Head of Product Specialist, Siam Commercial Bank. The presentation showcased how to convert property ownership into a financial instrument through Property Backed Loans, increasing liquidity without needing to sell assets during unfavorable market conditions. The funds received can be reinvested in diverse assets, generating additional returns and efficiently managing asset holding costs. The bank also shared its experience serving clients with diverse financial goals and investment experiences, particularly those owning large amounts of real estate who may face property taxes or are preparing to transfer assets to future generations. This highlighted how proper liquidity management can enhance investment options and support long-term wealth planning.
The “A Private Dialogue Decoding 2026: Property & Legacy” seminar reinforced SCB WEALTH’s role as a Thought Partner, helping clients identify opportunities from their existing assets in terms of investment, increasing liquidity, utilizing assets, and ensuring secure wealth transfer. This prepares them for future economic and regulatory changes under the concept of “Your Success. Our Success.”
