AIA Thailand continues to expand its investment in real estate, launching "AIA Connect," a premium office building project worth 10,000 billion baht in the Ratchadaphisek-Rama 9 area. The project emphasizes a Home-Inspired Workplace concept to support modern organizations.

Mr. Nikhil Advani, Chief Executive Officer, AIA Thailand It was stated that the launch of AIA Connect is a significant investment commemorating AIA Thailand's 88th anniversary and marks the fourth office building in the company's investment portfolio. It reflects confidence in the long-term potential of the Thai economy and the premium office market. The project represents an investment of approximately 10 billion baht and currently has a 21% occupancy rate, held by both Thai and multinational companies. The company expects continued tenant growth after the building is fully operational.

"We're not just building office buildings, we're creating a work ecosystem that connects people, cities, and business opportunities to support future organizational growth."

Looking at office-grade buildings, there's still a future.

Dr. Mark Konin, Chief Investment Officer, AIA Group. AIA stated that despite the volatility in the global economy, it remains confident in long-term investments in Thailand, particularly in high-quality real estate that can generate stable returns. It also noted that the global commercial real estate market is shifting from competition in the quantity of space to competition in building quality, user experience, and the well-being of building occupants, making premium office buildings continue to be in demand by leading organizations.

Promoting the concept of a Home-Inspired Workplace.

Mr. Eric Lu, Chief Investment Officer, AIA Thailand. AIA Connect is designed under the concept of a Home-Inspired Workplace to meet the needs of hybrid work, prioritizing flexibility, well-being, and technology. The building features column-free office spaces of approximately 1,700-2,100 square meters per floor, allowing for flexible space design, along with knock-out panels for connecting floors, accommodating future expansion of the organization's headquarters.

The project also includes five floors of retail space, restaurants, cafes, a fitness center, green spaces, and a walking track for wellness, creating a work environment that enhances employee productivity and quality of life.

Pinpointing the New CBD.

AIA Connect is located on Ratchadaphisek-Rama 9 Road, directly connected to the MRT Thailand Cultural Centre station. In the future, it will also connect to the Orange Line, which will enhance the area's potential to become a New CBD (Central Business District) of Bangkok.

The company views the location as attracting interest from investors, real estate developers, and global organizations due to its readiness in infrastructure, transportation, and comprehensive facilities. Furthermore, AIA Connect has received global building certifications including LEED Gold, WELL Gold, and WiredScore Platinum, reflecting its commitment to environmental sustainability, occupant well-being, and digital infrastructure. This supports the needs of modern organizations that prioritize sustainability alongside business efficiency.
