CPNREIT is moving forward with its plan to increase the value of its core assets in line with modern economic trends and consumer behavior. Collaborating with world-class art toy brands, the Tourism Authority of Thailand (TAT), and the City of Pattaya, the project aims to transform Central Pattaya into a tourist destination, targeting high-spending international tourists. This will drive growth in occupancy rates and store sales, ensuring long-term revenue stability.

July 20, 2569 Ms. Patmika Pongsoormas, Chief Executive Officer, CPN REIT Management Co., Ltd. As the trust manager, CPNREIT revealed that the trust continues to drive its strategy of creating added value for its asset portfolio. Most recently, it leveraged the prime location of Central Pattaya shopping mall, one of its key properties, to attract the global brand POP MART. This collaboration with the Tourism Authority of Thailand (TAT) and the City of Pattaya resulted in a major launch campaign and the opening of the world's first official beachfront POP MART store. The aim is to use this location as a key attraction for modern consumers and stimulate regional economic growth.

This move represents a business model driven by pop culture trends, integrating intellectual property or global characters with large fan bases into the tourism industry in a key city like Pattaya. Pattaya is a strategic location with strong economic growth potential; statistics show that by 2568, Pattaya is projected to attract over 20 million tourists and generate more than 5,000 billion baht in revenue.

Particularly among independent, high-spending international tourists from five key countries: China, Malaysia, Russia, South Korea, and India, who exhibit lifestyle-oriented spending habits and a preference for new experiences, fashion items, and social media usage, this consumer spending is a crucial driver of the art toy economy's growth and has a direct positive impact on retail stores within shopping malls.

It not only creates a new experience for tourists but also positively impacts visitor numbers and provides an enhanced shopping experience, driving strong occupancy rates and supporting sales for tenants. This new art toy store is designed to be the first major landmark in the Eastern region, located on the 1st floor, beachside side of Central Pattaya shopping mall. Inside, it features a unique 'THE MONSTERS Hair Salon Series' themed area, the first of its kind in the world. It also offers a diverse range of products from mass-market to high-end items, such as mystery boxes, giant models, and exclusive collections from popular characters like CRYBABY, LABUBU, MOLLY, SKULLPANDA, DIMOO, TWINKLE, and HIRONO, with continuous product rotation to boost sales.

Furthermore, on the tourism promotion side outside the shopping mall, a giant balloon featuring characters by Thai artist CRYBABY, standing over 8 meters tall and 12 meters long, in the Cry Me An Ocean Series theme, is displayed along Pattaya beach. This is accompanied by large-scale model displays of MOLLY and SKULLPANDA, serving as attractions and photo landmarks. This type of experiential marketing activity will run from today until August 2nd, 2569 at Central Pattaya Shopping Mall, aiming to systematically connect consumer behavior from the beach area to the indoor retail system and ultimately generate revenue.
