An in-depth look at the economic figures of the Andaman Pearl: from a resort town to the permanent residence of global billionaires.

Phuket is currently transcending its image as a mere seasonal tourist destination, becoming a "Global Hub" and an "International Island State" elevated to the level of Bali, the Maldives, or Singapore.

Phuket's economy is not driven by factory industries, but by a "world-class leisure economy" with international-standard infrastructure. Factors such as climate, safety, and tourism readiness have made Phuket an "undying asset" and a primary destination for billionaires worldwide.

The Andaman Pearl Battlefield: A City That Never Sleeps and the Global Trend of Permanent Residence

Mr. Kromchet Wiphanpong, CEO of AssetWise Public Company Limited (ASW), revealed an interesting insight: travel behavior to Phuket has changed completely. Previously a vacation home, it has evolved into a permanent residency destination for foreigners, particularly buyers from Europe, Russia, and other countries seeking relocation or a secondary vacation spot with a high quality of life. The Phuket real estate market has therefore become a key battleground, with leading developers vying for land to drive new growth.

  • Passenger Volume Boom: Statistics from Phuket International Airport clearly reflect this, with a high number of passengers reaching 3 million. Of these, 3.8 million were foreign nationals arriving on the island for tourism and immigration, confirming the strong and continuous influx of foreign purchasing power.
  • The Rise of Permanent Resident: A migration trend is emerging among high-net-worth individuals (HNWIs), particularly from Europe and Russia, who are shifting from temporary vacations to purchasing real estate for second homes and long-term residences. These stays typically last from 7 days to over 3 weeks, resulting in a sustainable cash flow within the local economy throughout the year.
  • Super-Strong Financial Structure: The premium real estate market in Phuket has a significantly stronger financial structure than the capital city. Foreign buyers have high down payment rates of 25%–50%, and because transactions are conducted in cash according to law, the bank rejection rate is virtually zero, effectively reducing systemic financial risk.

Infrastructure & Ecosystem: Infrastructure supporting the purchasing power of the super-luxury segment.

Phuket's potential is fully realized by a lifestyle ecosystem that caters to global billionaires in every aspect:

  • International School Boom: The growth of leading international schools such as British International School Phuket (BISP) and HeadStart International School has become a key indicator confirming the migration of expat families, with the current number of international students in the area reaching 6,000 – 7,500+.
  • Gourmet & Michelin Destination: Phuket has been elevated to a world-class culinary destination, boasting Michelin-led restaurants, international eateries, and local cuisine, a key factor attracting lifestyle seekers.
  • Marine Infrastructure & Yachting Hub: Phuket boasts five premium yacht marinas and one deep-sea port, capable of handling over 1,500 yachts and cruise ships annually (each valued at hundreds of millions to billions of baht), highlighting its potential to become a global yacht servicing hub in the region.
  • Megaproject Pipeline: Government investment in infrastructure, including the Phuket Airport expansion project Phase 2 to accommodate up to 18 million passengers per year (construction projected to begin in 2571 and open for service in 2574), the Kathu-Patong expressway project (Patong tunnel), and plans to build a new airport in Phang Nga province, will be key drivers in expanding the capacity to support future economic growth.

Permanent residents are buying cash, and foreigners are seeking a real estate paradise with no rejection rate.

The migration of foreigners, particularly from Europe, Russia, and other countries from colder climates, is not just a temporary boost during the tourist season. It's a move to acquire real estate for second homes and long-term residence, sustainably increasing the number of high-net-worth individuals in the area.

A deeper dive into the statistics reveals actual sales and property transfer rates in the Phuket market. The figures for completed projects clearly reflect the quality of demand, with some projects achieving high sales and transfer rates, reaching 96%. Similarly, Serenity boasts 87% sales and 83% transfers. Meanwhile, new projects or pool villas like Kimbara (24% sales) are showing steadily increasing sales figures with each subsequent sales launch.

The key difference between the Phuket and Bangkok markets lies in "financial behavior and loan contract structures" :

  • Transfer percentage matches booking amount; no wasted funds. Unlike the Bangkok market, where Thai buyers only put down 10%, risking a change of mind or loan rejection, in Phuket, foreign buyers are required to make cumulative down payment installments ranging from 15%, 25%, up to 25%. By the time of ownership transfer, only 15% remains to be paid, making the chance of forfeiting the down payment virtually nonexistent.
  • Foreign Cash Inflow: Since most foreign buyers cannot obtain loans from financial institutions in Thailand, they are legally and gradually transferring foreign cash into the country, thus injecting new money into the Thai economy.
  • Proportion of Freehold vs. Leasehold Ownership: Legally, condominiums can be transferred to foreigners as freehold properties up to a maximum quota of 49%, requiring proof of funds transferred from abroad to purchase the land. However, many foreign buyers opt for long-term leasehold options (30-year leasehold), which offer greater flexibility and do not require complex financial documentation. This caters to those seeking long-term living similar to a luxury hotel vacation.

Mr. Kromchet pointed out this phenomenon, stating, "As long as the seasons remain like this, people from Europe, Russia, and cold climates will always want to come to Phuket. Phuket will never die because of its weather and scenery." He added that this demographic is the main economic driving force that makes Phuket a safe zone for investors worldwide.
