Don Mueang Airport poised to become an infrastructure hub; land prices grow by 11% annually, driving increased demand for luxury homes.

Cushman & Wakefield points to Don Mueang as a potential transportation hub in northern Bangkok, driving land appraisals up by an average of 11% per year. Rental yields for low-rise properties reach 7%. The new city planning designation, reclassified as orange, enhances land use potential, supporting major brands like Sansiri to launch luxury single-family home projects priced between 15-40 million baht, strategically located near the Red Line Skytrain to target wealthy local buyers with high purchasing power.

September 9, 2569 – Surachet Kongcheep, Head of Research and Consulting at Cushman & Wakefield Thailand, revealed the direction of the real estate market in the Don Mueang area, stating that Don Mueang has moved beyond being just an area surrounding the airport to become a 'Major Infrastructure Hub,' one of the most complete infrastructure centers in northern Bangkok. It has outstanding growth potential, both in terms of land appraisal prices, which have increased by an average of 11 percent per year, and the high rental yield of up to 7 percent in low-rise housing projects, which is a very high record for the residential housing market.
The Don Mueang community has continuously evolved since the opening of Vibhavadi Rangsit Road in 2509. Originally a residential area for Air Force officers, airport employees, and other traditional communities, it developed into a large housing estate along Songprapha Road, Chang Akat Uthit Road, and its smaller side streets. Today, it's a major hub with comprehensive amenities, driven primarily by key attractions such as Harrow International School Bangkok and the Chaeng Wattana Government Complex.

Analyzing the demand structure: 3 main groups driving the luxury housing market.
The study results indicate that the target group of residential buyers in the Don Mueang zone has unique characteristics and high purchasing power, divided into three main groups. The first group, Local Wealth & Relocation, accounts for as much as 50-60% and consists of wealthy individuals and families originally from Don Mueang, Chatuchak, Lak Si, Phaya Thai, and Nonthaburi areas who wish to expand their families but do not want to relocate from their original locations.
The second group, High-Earning Professionals & Parents, accounts for 30-40% and includes pilots, management personnel from Airports of Thailand Public Company Limited (AOT), doctors, business owners, and parents of students attending international schools such as Harrow International School and Brighton College Viphavadee, which are scheduled to accept students in 2568.
The third group, Regional Wealth, comprises 20% of the market and consists of business owners from nearby provinces in the central and northern regions who are looking for homes in Bangkok as legacy assets, close to the airport and expressways. These factors have led Don Mueang to become a highly sought-after new luxury housing location.
The new city plan enhances the long-term potential of the land.
The transportation network in the Don Mueang area is a key strength. In addition to Vibhavadi Rangsit Road, Don Mueang Tollway, and the Si Ratch Expressway, there are secondary roads such as Kamphaeng Phet 6 Road and Cherdwuthaak Road, which help distribute traffic, as well as trains and other public transportation systems that provide precise connections to the city center.
Furthermore, the opening of the Red Line (Bang Sue – Rangsit) electric train since 2564 has transformed the area's landscape. In particular, the revision of the Bangkok Comprehensive Plan (4th Amendment), with a 90-day public notice period, changed the zoning color for the area opposite Don Mueang Airport from yellow (low-density residential, zones Y.3 and Y.4, FAR 2.5 – 3) to orange (medium-density residential, zones Y.6 and Y.7, FAR 3.5 – 4). Although there are building height restrictions around the airport, this legal change will enhance the land's potential and drive up land prices and residential property values continuously in the long term.

Major developers are focusing on single-family homes near the BTS Skytrain.
The premium location has led major developers like Sansiri Public Company Limited to utilize high-potential land, typically used for condominium developments near mass transit systems, to develop single-family home projects near mass transit systems—a rare phenomenon in the real estate market.
Recently, Sansiri launched "Setthasiri Great Don Mueang," a single-family home project priced between 15 and 40 million baht, within a Sansiri Community area that features both low-rise and high-rise developments in the same location.
The project is located approximately 400 meters from the Don Mueang Station of the Red Line, which is within walking distance and easily accessible, catering to those who wish to use public transportation to get into the city.
The project targets buyers seeking high-quality community housing, with a pre-sale scheduled for September 12-13, 2569. It is expected to attract significant interest from both existing and new customers, given the increasingly scarcity of homes in prime locations.
